The short answer

A standard home inspection, sewer scope, and pool inspection answer three different questions. One does not automatically replace another.

  • Home inspection: What is the visible, accessible condition of the home's major systems and components?
  • Sewer scope: What can the camera see inside the accessible buried sewer lateral?
  • Pool inspection: What is the visible, accessible condition and operation of the pool/spa systems included in the service scope?

The right combination depends on the actual property, not a universal package.

Standard home inspection

A buyer inspection is the broad baseline service for most home purchases. It reviews visible and accessible major systems and components under the inspection agreement, including areas such as roof, exterior, structure, plumbing, electrical, HVAC, attic, interiors, windows, doors, and garage components.

It is non-invasive and does not automatically include every specialty system or buried component.

Sewer camera scope

A sewer scope uses a camera to view the accessible interior of the sewer lateral. It may be especially useful when property age, mature trees, drainage history, prior sewer work, remodels, or buyer preference create a reason to look underground.

Current TIP pricing is $195 as an add-on to a home inspection and $250 standalone, subject to the published access limits and property conditions.

Pool and spa inspection

For a property with a pool or spa, a dedicated pool inspection reviews the visible and accessible components included in TIP's pool service scope. It is separate from the general home inspection because pool equipment and operation deserve their own focused review.

Can you schedule them together?

Often, yes. When the property and schedule allow, buyers can request applicable add-ons with the home inspection so Iain can coordinate the scope in one inspection window. Availability and access still need to be confirmed.

How to choose without overbuying services

Start with the property:

  1. Does it have a pool or spa?
  2. Is there a reason to investigate the buried sewer lateral?
  3. Is the property new construction, under renovation, or otherwise unusual?
  4. Are there known concerns that call for a specialist rather than a general inspection add-on?

If you are unsure, send the address, approximate age, and property features when you request an inspection. TIP can confirm which available services fit the property without pretending every add-on is necessary.
