Why an independent inspection is different
Municipal inspections, builder quality control, walkthroughs, and buyer inspections serve different jobs.
A municipal inspection serves the jurisdiction's code and permitting process. Builder quality control serves the builder's construction process. A walkthrough helps the buyer review completion. Iain's inspection is a separate, buyer-focused visual review of accessible conditions and system operation at the stage being inspected.
It does not replace code enforcement, engineering, or the builder's contractual obligations. It gives the buyer an independent report and photos to use when communicating with the builder and the buyer's own advisers.
The new-home inspection lifecycle
Four different moments. Four different inspection questions.
Pre-slab / foundation
When: Before the concrete pour, when the builder permits third-party access.
Purpose: A construction-stage review while reinforcement, penetrations, and prep are still visible.
Pre-drywall / frame
When: After framing and major rough-ins, before insulation and drywall conceal them.
Purpose: The strongest opportunity to document visible framing, MEP routing, and weatherproofing before walls close.
Final / pre-closing
When: Near completion, after major systems are operable and before the buyer accepts the home.
Purpose: A buyer-focused review of visible systems, finishes, exterior conditions, attic, roof, and operation before closing.
11-month warranty
When: Before the deadline stated in the homeowner's builder warranty documents.
Purpose: A later inspection after the home has experienced occupancy, heat, weather, and normal first-year movement.
Builder access rules and construction schedules vary. Confirm access with the builder before scheduling a construction-stage inspection.
