Flipped and recently remodeled homes look great on day one. A targeted inspection separates real upgrades from cosmetic cover-ups, and flags anything that should have been pulled as a permit.
What it covers
- Permit history check (what was pulled vs. what was done)
- Workmanship review across trades
- Electrical: DIY splices, undersized panels, mixed wiring
- Plumbing: fixture swaps without rough-in upgrades
- Water heater and gas line work
- HVAC sizing, duct changes, condensate routing
- Roof and flashing beneath new coatings or paint
- Drainage and grading after landscaping changes
- Structural changes: removed walls, additions, headers
- Cosmetic finishes hiding moisture, cracks, or damage
- Termite (WDO) inspection
- Safety items: GFCI, AFCI, smoke and CO alarms
When to schedule
Under contract on a recently flipped or remodeled property, before listing your own flip, or evaluating a portfolio property as an investor. Earlier in the option period is better so there's time to negotiate.
