Why commercial inspections matter
Commercial properties can hide expensive issues.
Buyers and tenants need to understand visible building conditions before committing capital or signing a long lease. Owners often need a clearer picture of what is holding up, what is wearing out, and what should move up the maintenance list.
A commercial inspection helps identify visible concerns, maintenance priorities, and areas that may need specialist follow-up, so small problems do not quietly turn into larger costs.
Good fit for
Built for practical commercial due diligence.
Small commercial buildings
Standalone storefronts, small offices, and single-tenant properties.
Office spaces
Suites and small office buildings being purchased, leased, or maintained.
Retail spaces
Shops, salons, and service businesses evaluating a new location.
Light industrial and flex
Warehouse, shop, and flex spaces where mechanical and roof systems matter.
Mixed-use / small multi-unit
Small multi-unit or mixed-use properties, depending on scope.
Owners, tenants, and agents
Business owners evaluating a building, tenants reviewing a lease, and agents helping commercial clients.
Scope is confirmed in writing before the inspection. Larger or more complex properties may be referred to a specialist.
Important limitations
What a general commercial inspection is, and is not.
A general commercial inspection is a visual evaluation of the property at the time of the walkthrough. It is not a code compliance certification, engineering report, environmental test, mold test, asbestos or lead test, or guarantee of future performance.
If Iain sees something that needs a specialist, he will flag it as an item to discuss with the seller, landlord, contractor, or qualified specialist for further evaluation.
